Last month the City of Cape Town released a set of draft converted zoning maps for public comment and input as part of the proposed new consolidated Zoning Scheme (referred to as the CTZS). The initial period for comment was due to close on 23 September 2011, but has now been extended until Friday, 7 October 2011.
The converted zoning map must be finalised prior to the introduction of the new CTZS, in order to record the zoning of all properties in line with the new zoning categories.
The new CTZS is expected to be put in place around the end of the year and will replace the City’s 27 existing individual schemes. This will contribute significantly towards standardising and simplifying the currently fragmented land use management and zoning system across the Metropole.
“The closing date for comments has been extended to ensure that residents have sufficient time to comment. We encourage property owners to use this opportunity to view the zoning map and to ascertain the zoning status of their land. If discrepancies are identified, property owners are requested to provide comment and supporting information. Due to the complexity of this huge task, and notwithstanding a concerted effort to update our database to accurately reflect zoning rights, the new scheme will provide for rectifying errors that are only identified post-implementation,” said the City’s Mayoral Committee Member for Economic, Environmental and Spatial Planning, Alderman Belinda Walker.
The Chairperson of the City’s Economic, Environmental and Spatial Planning Portfolio Committee, Councillor Garreth Bloor, further assured residents that any errors that are picked up during the process or comments submitted will be properly investigated and corrections and updates made to the maps accordingly.
Zoning maps of local areas are available for viewing during office hours throughout the comment period at the City’s various District Planning Offices – the details of which are available here. Registered ratepayers and residents’ associations can also request a hard copy of the converted zoning map of their area from their nearest District Planning Office.
In addition to the above, residents can also see the current and proposed converted zoning of individual properties via a zoning viewer here.
Comments on the converted zoning maps may be submitted on or before Friday 7 October 2011 in writing as follows:
- by hand at any of the District Planning Offices (where a form can be completed for this purpose)
- by post to Project Manager, CTZS Operational office, PO Box 298, Cape Town 8000
- by fax to 021 425 4327
